Our fees are transparent and agreed upfront. Costs may include our agency fee, conveyancing, and EPC (Energy Performance Certificate) if required. We’ll provide a full breakdown before you commit. You don’t need one immediately, but we recommend instructing a solicitor early to avoid delays once a sale is agreed.

How do you find tenants?
We market your property across major portals, our website, and our local network. All tenants are pre-qualified and fully referenced before any tenancy is agreed.
What references do tenants need to pass and what deposit do tenants need to pay?
We require ID, proof of address, employment references, affordability checks, and previous landlord references where applicable. Deposits are capped at the equivalent of five weeks’ rent and securely registered with the TDS.
Who manages the property during the tenancy, carries out property checks, and chases unpaid rent?
We offer both let-only and fully managed services. With our management service, we handle rent collection, inspections, maintenance, and compliance. For managed tenancies we carry out regular property inspections and provide landlords with condition reports. For managed tenancies we act promptly by contacting the tenant, managing arrears, and advising landlords of the next steps, including legal options if required.
What are the upfront costs for tenants?
Tenants pay a holding deposit (equivalent to one week’s rent), the security deposit, and the first month’s rent before moving in.
